Comprehensive Zoning By-Law Review

The Town of Tillsonburg is growing and as a result, a comprehensive review of the Zoning By-law is currently underway. The review will look at all property uses including residential, commercial, industrial and institutional to ensure the new by-law is consistent with current legislation, policy and trends.

 

Overview

In 2008, the Town adopted Comprehensive Zoning By-law No. 3295. Since that time, several clarifying amendments have been made. The most recent amendments were completed in 2021 and 2023.

At this time, additional review and research is required to ensure the by-law is consistent with current legislation, policy and trends.

A number of areas have been identified for clarification, updating and correction including:

  • Reviewing Additional Residential Unit (ARU) provisions to ensure clarity;
  • Number of parking spaces required;
  • Apartment/structure height;
  • Day and evening shelters

A variety of stakeholders will also be asked to help identify issues to include in the by-law and provide feedback on the proposed amendments.

In accordance with Section 34 of the Planning Act, the Town is required to provide Public Notice of the Zone Change Application and hold a Public Meeting where the public may provide comments regarding the proposed amendments.

This meeting is anticipated to be occur late in 2024.

A zoning by-law sets out the rules for how we develop and use land. The by-law tells us:

  • What a property can be used for (e.g., commercial or residential)
  • Minimum lot sizes
  • Where buildings can be placed (distance between edge of property and building)
  • How tall, what size, and how many buildings can be built (including rules for accessory structures like sheds and gazebos)
  • How many parking spaces are needed, and where the parking spaces can be located
